  • Property Portfolio Management: Add, edit, analyze, and track multiple investment properties
  • Advanced Financial Analysis: Cash flow projections, equity analysis, negative gearing, capital gains tax calculations, and LMI calculations
  • Property Scoring System: Automated scoring based on customizable investment criteria and weighted metrics
  • Suburb Data Management: Access to Australian suburb statistics including growth rates, vacancy rates, and median prices
  • Council Requirements Database: Building regulations and requirements for granny flats, duplexes, and prefab homes across Australian councils
  • AI-Powered Research Assistant: Intelligent property research and analysis using Google Gemini AI with contextual property and suburb data integration
  • Collections & Organization: Group and organize properties into custom collections for portfolio management
  • Financial Calculators: Stamp duty, land tax, and LMI calculators for all Australian states
  • Data Export: Export property data and analyses to CSV format
  • Customizable Settings: Personalized analysis parameters including savings, income, tax rates, and scoring weights
  • Property Archiving: Archive completed or inactive property analyses
  • Bulk Operations: Perform batch operations on multiple properties including reanalysis, archiving, and deletion

3. Use of Service

You agree to use the Application only for lawful purposes and in accordance with these Terms. You agree not to:

  • Use the Application in any way that violates any applicable law or regulation
  • Attempt to gain unauthorized access to any portion of the Application
  • Interfere with or disrupt the Application's servers or networks
  • Use any automated system to access the Application in a manner that sends more requests than a human can reasonably produce

  • Vercel: For application hosting and infrastructure
  • Neon Postgres: For secure database services
  • Australian Bureau of Statistics (ABS): For suburb statistics and demographic data

We are not responsible for the availability, content, or practices of these third-party services. Your use of AI features is subject to Google's terms of service and acceptable use policies.

8. Changes to Terms

We reserve the right to modify these Terms at any time. We will notify users of any material changes by updating the "Last updated" date at the top of this page. Your continued use of the Application after such modifications constitutes your acceptance of the updated Terms.
